Licenses and Designations
This is pretty basic stuff, but it’s worth noting. The real estate agent you work with should be a member of the local, state and national association of realtors. Furthermore, it is helpful if the realtor has some specialized designations like GRI, ePRO, and CRS. The more designations they have, the greater the chance that this is a full-time career for them and not some weekend hobby.
This should also go without saying, but it is amazing how many people end up working with a realtor that is almost impossible to get a hold of and shows little interest in keeping you up to date. It is understandable that a top realtor is busy doing closings, open houses, etc, but that is no excuse for taking several days to return your call or email. You need to work with a real estate agent that takes a genuine interest in your personal situation, and only one that is willing to keep in regular contact with you will fit that description.
A top realtor has been around for a few years and has established connections with other professionals not only in the real estate business, but in related businesses as well. He/she should be able to leverage these connections to get your home in top selling condition and bring in more prospective buyers.
With so many houses on the market today, the only way yours will stand out (provided you’ve done everything possible to give it ‘curb appeal’) is to market the home in as many venues as possible. Perhaps the thing that most distinguishes a top realtor from an average realtor is their marketing ability. A top real estate agent thinks ‘outside the box’ and uses every bit of creativity at their disposal to put your home in front of as many prospects as possible.
